The Left Side (down stream) Downstairs there is a small scullery, kitchen/dining room with an oil fired Rayburn (oil included in the rent) which is used for cooking and heating the water.  The sitting room has a good view over the river and down to the sea.  Upstairs there are two bedrooms, each with 2 single beds, and a bathroom.  The larger of the two bedrooms has a balcony overlooking the river.  There is an immersion heater to boost the hot water if necessary.  There are night storage heaters in each room and a fireplace in the sitting room.  Electricity is on a coin meter. 

The Right Side (up stream) Downstairs there is a small kitchen with an electric cooker and a sitting/dining room with access to the sheltered part of the garden.  There is a sofa bed for extra sleeping space.  Upstairs there are two bedrooms with 2 single beds in each and a bathroom with an immersion heater.  The larger of the two bedrooms has a bow window with a view over the garden and up river.  There are night storage heaters in each room and a fireplace in the sitting room.  Electricity is on a coin meter. 

Both sides have kitchen equipment (including fridge-freezers), blankets and pillows, but you need to bring your own linen. 

The Cottages are situated on the East bank of the estuary of the river Erme in South Devon.  The Erme estuary is part of the Flete Estate and is totally unspoilt.  Plymouth the nearest large town is about 14 miles away. 

The cottage is divided into two separate halves.  There is a connection door downstairs for those with large families who need to take the whole cottage, or for those who choose to rent the cottage with friends. 

 At low tide there is a sandy beach in front of the cottage and at high tide the water comes up to the cottage making a great place for windsurfing, rowing and canoeing.  A rowing boat is available for tenants to use at their own risk.  There are wonderful woodland, beach and cliff walks and scope for bird watching on the marches close to the cottage. 

Kingston village is about a mile away and has a good pub .The Dolphin.  Modbury is the nearest town for shopping, about 5 miles away.
